What to charge tenants for large dogs?

I own a house and I rent out 2 rooms to friends. I have a small dog & before we moved in one of my roomates got a large breed dog. At first I was ok with it, but it has become a problem because it chews on everything and hes not getting it fixed because he wants to hunt with it. Then I come to find out that my other roomate has to keep his girlfriends largedog for a year because she is leaving the country.

Now these are my friends, so I don't want to make them angry, but now we have 3 dogs, 2 of which are large breeds in which I didn't really want more then 2 small dogs. I am worried about the condition of my house with these dogs. This is the 1st house I have owned & its all new carpet.

What should I charge for a pet deposit & should I charge more for rent? I am already giving them a great deal on rent, its far less then any apartment in the area. I was thinking about going with $150 for a pet deposit and charging an extra $20-$30 a month. Is too much???

You should definitely ask them for extra money in exchange for them living there with those dogs. If they moved anywhere else, they'd have to pay it.
I know they're your friends, but when it comes to financial matters, you have to use business sense.

The pinch (prong) collar should be quite effective in training him properly. Are you sure you have it fitted correctly, many people don't know how to fit them correctly. It should be high in the neck just under the ears and just loose enough to get a finger under it. Too low on the neck or too loose and it looses a lot of its effectiveness.

Rules to follow for a successful adoption:

1. Have your supplies ready. You'll need a leash, collar, food, bowls for food and water, toys, bones for chewing. You'll also need an identification tag and rabies and license tags. For medium to large dogs I also recommend using a head collar called The Gentle Leader® for walking your dog without pulling. (If your dogs snout is too short, like bulldogs, for example, you can try a body harness.

2. Try to be home with your dog for the first few days to a week if possible. A little extra effort early on makes a big difference! Taking time off work now will pay off in the future because you were able to be there for your dog to establish all the rules early on before they made the mistakes. If you are guiding and leading your dog successfully from day one, they will know the rules and follow them from the beginning before bad habits develop. A new house/owner means new rules so old habits from previous homes can be broken immediately if not allowed to do them in your home from day one.

3. BEFORE you bring your dog home the very first thing you should do is take your dog for a really long walk (about an hour or more for medium and larger size dogs that are younger than age 5 or so; small/toy size dogs and senior dogs will need less) before you even go into your home for the first time. The idea here is that you are establishing yourself as their leader, as well as tiring them out and draining some of that pent up energy and nervousness they may have. Your goal from now on should be to make sure to exercise your dog at least twice a day until they are tired out (meaning they lay down to rest after the exercise). If they are still running around after the exercise you know it wasn't enough. Read the article at the end of this guide for more details.

4. Then, when you do get home keep them on-leash for the first two weeks. Keep your new dog on-leash for a couple weeks initially so that you can teach them what is good behavior and what is not acceptable. Attach the leash to yourself and have the dog be with you all day and go where you go within the house. For example, if in their previous home they chewed furniture, ate things off the counters, got into the garbage, urinated on the carpet, etc they'll learn they can't do those things in your home because your timing for correcting it is instant when they are on-leash.

5. Make a trip to the Vet. You'll want to be sure your dog is healthy and up-to-date on their vaccinations. Also, get your dog spayed or neutered as soon as you can if they are not already. You don't want to contribute to more unwanted pets!

6. Create rules and goals you expect from the dog as a family ideally before bringing the dog home, but especially before allowing the dog off-leash in the home. It is a good idea to have a family meeting with everyone that lives in the home and discuss and agree on what your expectations are of the dog. Will they be allowed on the couch, the bed, and all rooms of the house? Where will they sleep and eat? Who will walk the dog and clean up after them? Etc. As a family you must all be consistent with your decisions or you will confuse the dog and cause inconsistency. Inconsistency on your part means your dog probably will not follow your rules.

7. To stop a dog from doing something you don't want them to do you need to catch them in the act. If they urinated on the carpet or got into the garbage and you don't actually see them doing it you cannot correct them for that behavior because you are too late and they will not understand why they are being disciplined and will also not trust you in the future. That old myth of bringing them to the spot and telling them they are bad does NOT work. Instead, since they are on-leash in the beginning you will be able to quickly tell them No and move onto something they can do. Make sure you are praising your dog when they are behaving well.

8. Get some Training Guidance. Having a well-trained dog is really a wonderful experience. Dogs that are trained well are happier and get to go out with you more and are a joy to have around! Be pack leader to your dog. Dogs naturally need a leader in their lives and if they don't find one, they try to become one and that can lead to behavioral problems. Dogs are happier with you being a leader because our human world is stressful to them if they don't have clear guidance and rules to follow. but if you wanna firm up your thighs (which i think look fine)
do these
front thigh lifts:(targets front of thighs)
sit on the ground legs straight out infront of you and raise right leg (leg still straight) then lower, but dont touch the ground, do 15, 3 sets. on each leg
inner thigh deep lunge:(targets inner thigh)
get dumbells, you dont need them but it works better, i use 8lbs ones
stand with feet together in the middle holding dumbell, now lunge right leg to the side and touch the dumbell to the floor, you should be able to feel your inner thigh muscles working, do 15, 3 sets, each leg.
hamstring curls:(targets hamstrings)
lay on the ground with your legs propped up on your bed or a chair formed into a 90 degree angle
now tighten hamstrings and stomach and raise body of the ground so your balancing on shoulders and feet

i do these and my thighs are much more firm, but i still need to lose weight >.<

Any size dog can develop hip dysplasia. It was often thought that only the larger breed of dogs are susceptible to hip dysplasia, but that's not true. Large breeds are more prone to getting hip dysplasia, but many of the small breeds can also be affected.

Veterinarians have treated hip dysplasia with drugs and even surgery. If you have a breed that is susceptible to hip dysplasia, there are several things you can do to try to prevent it, or at least slow down the process.

1. While she is still a pup, feed the fast growing puppy well, but don't over do it. A leaner pup is better because she doesn't have to carry around the extra weight that puts stress and strain on her hips.

2. A low-mineral diet would be the better choice for young dogs that are at risk for hip dysplasia. This is because it contains less calcium and in most cases, has a better balance of electrolytes than usual. There are several diets available by prescription, just ask your Veterinarian.

3. Do not give calcium supplements. Yes, pups do need calcium, but not calcium supplements. Puppy foods already contain lots of calcium. Calcium supplements can actually interfere with the normal development of cartilage and bones in large dogs.

4. Exercise is good as long as it's not over-done. Swimming is a great way to exercise your dog because it helps reduce the wear and tear on the joints. Take the dog for a long walk as part of her daily exercise.

Showing signs of hip dysplasia

If your dog has already developed signs of hip dysplasia, there are still some things you can do to help relieve the pain.

1. Again, keep the weight down and keep her moving. Once or twice a day let her outside with you while you do yard work, or take her on a walk around the block for 10-20 minutes. Rest is important too; as it can help the hips feel better if she is hurting too much that day.

2. Ask your Veterinarian to recommend some over-the-counter drugs that would be good for her pain. When or if the pain worsens, she will probably have to be put on stronger prescription drugs.

3. Make sure she has a warm, dry place to sleep. Place extra rugs or blankets for her to sleep on. My old guy sleeps on the bed or on the extra blankets I've placed on the floor at the foot of the bed.

4. Give your older dog a gentle massage around the hip joints to help ease the stiff and sore joints.

To help you make the right decision

A while back I read an article about hip dysplasia that said if you are looking for a puppy, you should check out what breed of dogs are more acceptable to hip dysplasia before making your decision, and check to make sure the pups comes from a "family" with no history of hip dysplasia for at least 3 generations back.

Although that is good advice, there are no guarantees. If one of the parents had hip dysplasia in the past, she may have had puppies that were free from hip dysplasia, but these pups could be "carriers" of this disease and may show up in their offspring in later generations - but in my opinion, breeding 2 dogs together with good hips is the most logical and ethical thing to do. Through selective breeding, we can greatly reduce the incidence of hip dysplasia.

Owners not keeping there dogs on leashes?

My husband and I walk our dogs everyday in our gated community some houses have yards others don't. I noticed lately that people aren't keeping there dogs on leashes. Can you just call animal control and tell them this person at this address isn't keeping there dogs leashed?

It get frustrating when it happens so often. I know every once in awhile things happen, but when you see your dogs approaching two people walking with large dogs you would imagine they'd get off there ass and get there dogs but NOOO they just call there names.

If you're in a gated community I would contact the HOA first. I can't imagine they allow off leash dogs in the neighborhood. If that doesn't get you any results then call AC and give them the addresses.

Good luck- I've had several issues in my neighborhood too but the HOA got it taken care of.

While to many a may seem that all the dog she retrained alike there are in fact different things you need to consider depending on the size of the dog. There are many basic training techniques that apply to both large and small sized dogs however different sized dogs have different challenges and special considerations.

Whether you have a small or a large dog, you should always treat your dog with kindness and use positive reinforcement. Never hit your dog as this will do little to enforce training. While some dogs are harder to train than others, all dogs can be trained with patience and persistence.

Small Dogs

Small dogs can be transported easily which will give you more choices for training locations both inside the home and out of it. One consideration was small dogs is that they tend to bark a lot so extra effort may be needed towards bark suppression. Often times small dogs are very fearful and you want to take that into consideration your training. On the other hand there are many small dogs that are too bold which you should also take into consideration.

You should always start training or small dogs when they are young and hold regular training sessions as persistence is the key. You will need to establish early on that he was a leader of the pack, or alpha dog. Be firm when youÂ’re small dog challenges you and donÂ’t give in to his cuteness or be afraid to be firmer than due to his size.

You should give careful thought when leash training your small dog because their throats are easily bruised. Be careful to correct with the sideways tug as opposed to a backwards tug. when the dog is pulling forward, you should jerk the leash sideways in order to correct him -- just a tug for correction not a jerk for punishment. While it may seem like a neck muscles a very strong remember their throats are delicate.

When you teach your small dog to sit, remember he is small and do not apply excessive pressure on his hind quarters. The size difference between a large human in the small dog make it easy for you to be a bit too forceful even if you donÂ’t mean to.

Large Dogs

Large dogs have their own challenges when training. When you training a large dog the wheat strength ratio is in the dogs favor. And, therefore, you must make special considerations.

If you are training a large dog you should always be alert. While a small dog can be annoying when he turns on the leash a large dog can throw you off balance which can be dangerous. If you are training a Rottweiler or German Shepherd and he wants to let loose and run after a cat you need to be prepared to hold them back.

Large dogs will need a thick leash - at least an inch of leather or good nylon. A wide collar of good quality with solid fasteners that wonÂ’t break open while you are in the middle of training as a must. when youÂ’re walking with a large dog be sure to hold the loop of the end of the leash in your right hand while inserting your thumb through the loop. Then, in your left hand, hold a few inches of the leash draped over your left her in insert your left palm through the little loop which is formed while draping. Even with a large dog, you want to perform leash corrections by jerking sideways as opposed to back. While they are obviously much stronger than small dogs their throats can be bruised by excessive force. Just give them a short tog and release this will let them know that theyÂ’ve done something wrong.

Large dogs, in particular, need to be trained not to jump especially around children. Many dogs get excited when they see children and they want to jump up on them and play. Your job as a trainer is to be prepared with leash corrections whenever this happens. In the beginning you will correct with the leash but eventually the dog will learn to not jump with a voice command.

Whether youÂ’re a dog is large or small, daily training is necessary especially in the beginning to reinforce the commands that you want your dog to learn. In order for your dog to be the best pet he can be, itÂ’s important for him to learn what is acceptable behavior and what is not. Dogs like to have rules and they love to please their owners so training is probably something your dog looks forward to. While training can be tedious and time-consuming you will be rewarded with a loyal and loving pet that is a joy to be around.

How well does the Roomba work on pet hair?

I've got 4 moderate to high shedding large dogs. I brush them frequently with both a standard curry comb and a Furminator and they are on a very high quality diet. But I'm a vet student with little time for house cleaning and I'm wondering how the Roomba does on pet hair. We've got hardwood or tile everywhere the dogs are allowed access.

I don't own a Roomba but a friend with a Boxer,Basenji and Siamese cat loves hers and swears by it.
