What to charge tenants for large dogs?

I own a house and I rent out 2 rooms to friends. I have a small dog & before we moved in one of my roomates got a large breed dog. At first I was ok with it, but it has become a problem because it chews on everything and hes not getting it fixed because he wants to hunt with it. Then I come to find out that my other roomate has to keep his girlfriends largedog for a year because she is leaving the country.

Now these are my friends, so I don't want to make them angry, but now we have 3 dogs, 2 of which are large breeds in which I didn't really want more then 2 small dogs. I am worried about the condition of my house with these dogs. This is the 1st house I have owned & its all new carpet.

What should I charge for a pet deposit & should I charge more for rent? I am already giving them a great deal on rent, its far less then any apartment in the area. I was thinking about going with $150 for a pet deposit and charging an extra $20-$30 a month. Is too much???

You should definitely ask them for extra money in exchange for them living there with those dogs. If they moved anywhere else, they'd have to pay it.
I know they're your friends, but when it comes to financial matters, you have to use business sense.
And the one roommate's big dog is chewing because it's bored and badly trained. Well trained dogs don't chew. And a fixed dog hunts just as well as an unfixed one.
Personally, I think they are both taking advantage of you, and you're the one who's going to get stuck with the home repairs when they and their dogs move out.
Yes, charge the deposit and the extra rent...and next time you rent your home out, make one of the requirements a signed lease that clearly states NO PETS. I know it's hard to do when the guys are your friends...but if they are real friends, they won't mind that you're protecting yourself and your interests.

It may be cute when a tiny Yorkshire Terrier tries to jump in your lap, but not so cute when your Labrador Retriever jumps up on guests when they walk in the door, and inadvertently claw them in an effort to say hello. Larger dogs can get into more mischief such as stealing food from the kitchen counters. Dogs can learn how to open kitchen drawers or cabinets as well.

If you plan on traveling with your dog, bear in mind that although more and more lodging establishments are "dog friendly," many have strict rules regarding the size of dog they will accept, and sometimes do not allow certain breeds that have a reputation for aggressiveness.

You should always know the height and weight your puppy will reach when he grows to an adult. Large dogs consume more food (greater expense), produce more waste, and in general need more space to roam.

I left my two big dogs sleep in my bed at night, but sometimes I think that the practice collected and get out. Let's Face the dogs are big (people can buy worms and conjunctivitis in dogs). these are great for little dogs to keep them warm i have always put coats or sweaters on mine and i even made coats for my husky and border colle when the snow and wind is bitter and they get cold.i get little baby fleece tops and shirts for my 7 lb poochi so i will have a selection and if he happens to pee on the bottom i will always have a clean one for him.check out thrift stores and you can get quite a selection.the big dogs feet get cold at so i have made boots for them out of kids socks and added on leather or suede soles on them. good luck keeping the little guy warm .

Medium Big Dog

Best medium/big dog?

My friend has about 12 acres of land in the country and wants a medium or not too huge dog. Its fenced and she wants something that wants lots of room to run. She's had lots of experiance with dogs (smaller/ medium) but doesn't know what to get. Any ideas from personal experiance.

just to let you know, most of that land is fenced and there is a dog run too.

I would reccommend something that likes to run.

Labs and Retrievers tend to have a lot of hip and heart problems, which people don't know, but they do get along with everyone. Both types of dogs also are prone to weight issues so it's hard to promise you will have a normal 50 - 65lbs. labrador.

I would recommend something from the sporting group. A Weimaraner (70 lbs.) is a good choice as is a Pointer (similar in size) or a Vizsla (40 - 55lbs.). All are highly intelligent dogs with minimal health issues - occasionally bloat.

Though not formally recognized as a breed of dog, Cockapoos, a cross between a Cocker Spaniel and a Poodle, have been bred since the 1950s. Breeders have taken the best traits of Cocker Spaniels and Poodles and breed them into the Cockapoo. From the Poodle side, the Cockapoo takes intelligence, relatively little dander and an almost non-shedding coat that comes in many colors. From the Cocker side, it takes a sturdy build and friendly and loyal personality.

A crossbreed like the Cockapoo is also less likely to have many of the genetic problems that purebred breeds do (something called hybrid vigor). In fact, other than the normal care for a dog (grooming, cleaning ears, safety, exercise) Cockapoos have no particular health concerns, though it should be noted that without consistent care and cleaning of the ears, Cockapoos can develop ear infections, thanks to long floppy ears from the Cocker Spaniel side.

Cockapoos can live 18-22 years and come in different types: Teacup Toy (height less than 10 inches and weight under 6 pounds), Toy (height 11 to 14 inches, weight under 12 pounds) and Standard (height over 15 inches and weight over 12 pounds).

Since the Cockapoo is a mixed breed dog and there is currently no breed standard, there are variations in the build of the dog ranging from slim to stocky. The Cockapoo can also be bred with three different coats: a tight curly coat, a medium curl and a flat coat. Though different in style and color, all of the coats are less likely to shed, making them a consideration for allergy sufferers. However, Cockapoos, like all dogs, will have dander (though considerably less than other breeds of dog), a potential allergen. The longhaired coat should be trimmed regularly to prevent matting.

Cockapoos enjoy being around people and their intelligence makes them easy to train. Though active dogs, Cockapoos do not require large outdoor spaces to run around in and are good in apartment settings, provided they are walked at least once a day. It is the friendly personality – as well as forgiving nature and loyalty - that makes it an ideal family pet for those with children and other animals. Even when left alone for extended periods of time, Cockapoos are generally not destructive, though can become anxious so crating is recommend if leaving a Cockapoo alone for more than four hors at a time.

ideas for a good dog to adopt/buy?

So if the miniture (toy/teacup named) dogs arnt good to adopt based on many different reasons... what are some good ideas for smaller dogs to adopt preferably around 10 lbs. I really like my parents shitzu bichon mix but she is a yapper, some of my other friends have this breed and they are biters so I would like to lean towards a dog that is more laid back and is a cuddler though I know it depends a lot on personalities to.

If i'm going to do this whole not supporting irresponsible breeders thing then I might as well not support my local humane society because there should be a lawsuit at their door for how they treat their animals.

Mine is a male Silkie Yorkshire Terrier (short hair), wonderful with kids over the age of 3. Hides behind me with the younger kids. Only barks when he sees something/someone (critter or human) moving outside the patio door. Loves to lay in my mans lap every evening in the recliner. He's good with my big dog & cats too. I had a female Yorkshire Terrier (long hair), she was the same, just not with other people, would nip at strangers when they wanted to pet her. They both are/were vocal when they wanted to be fed.

Like humans, our canine friends can suffer back pain. It is especially prevalent in small breeds like Dachshund and Lhasa apso, but bigger breeds like German Shepherds and Great Danes can also suffer. Additionally, dogs that are overweight are more likely to have back problems than their leaner counterparts.

Some back injuries involve nothing more than sore muscles. However, for others, disc injury or degenerative disc disease may be the problem. This can cause extreme pain, lost muscle control, nerve damage and paralysis.

Like man’s, a dog’s spine is made up of small bones called vertebrae. They run from the base of the skull to the end of the tail. Flexible discs made of cartilage provide a cushion between each vertebra. Above the discs and running through the vertebrae is the spinal cord made up of nerve fibers. A disc can weaken with age or trauma, causing a portion of the disc to be pushed out of place, putting pressure on the spinal column.

A dog that has suffered a disc injury will exhibit symptoms such as:

Yelping when handled

Lethargy

Shivering

Whimpering

Poor appetite

Inability to urinate

Clumsiness

Reluctance to climb steps

Walking “drunk”

Unable to move

Paralysis of back legs

To tell the difference between a simple sore muscle and disc injury, check your pet’s “placing response.” While supporting him with one hand under his belly, flip one of his hind feet so that the top of his paw is touching the ground. He should quickly place the foot right side up when you let go. If he doesn’t, he could have nerve problems. Even if he passes the test, if pain lasts more than a day or two, consult your vet. Nerve problems don’t always show up right away.

Your vet will perform diagnostic tests to differentiate disc disease from other illnesses that may cause similar symptoms. A neurological assessment could include applying gentle pressure to the spine to localize the pain. He may check to see if only the back legs are affected, or also the front legs and head. A test the toes of the back legs indicates reflex responses and indicators of pain. He may also x-ray your dog’s spine, or obtain a myelogram or CT scan.

Treatment will depend on the severity of the clinical findings. Dogs with milder injuries may be treated with cortisone injections, steroidal anti-inflammatory medications and rest. This helps shrink the herniated disc and swollen tissue and at the same time relieves inflammation that has occurred within the spinal cord. Pain medication may also be prescribed.

Surgical treatment may be recommended if the signs are severe and do not respond to other management trials.

Whether medical, surgical or a combination of the two treatments is used, it may be several weeks before your dog recovers fully. Crate care may be recommended for at least four weeks when undergoing treatment. Rest is essential to allow the disc material to “scar over”. Early return to activity may worsen your dog’s condition. Don’t let him run around the yard or go for long walks.

Don’t be fooled by what appears to be a fast return to normal behavior. Dogs treated with cortisone injections and steroid treatment, may be relieved of their pain, but the injury is still present and caution must be observed.

Don’t allow your dog to jump up or down from objects such as the bed or the groomer’s table.

When lifting your pet, never use the front legs. Instead, use both hands, supporting him from underneath the rib cage and the back legs.

When walking your dog, use a chest harness instead of attaching a leash directly to the collar. Any jerking motion or sudden movement of the head can cause pain and reinjury.

Use a glucosamine and chrondoitin supplement to help speed recovery and strengthen damaged cartilage.

Help your pet keep his weight down. Check by lightly running your hands over his ribcage. If you can count each rib, he’s at a good weight. If all you feel is padding, it’s time to try a sensible weight-loss plan.

90% of all disc problems can be successfully treated with conservative medical management. Don’t hesitate to get your dog to the vet if you suspect a back injury.

Bark control collar for a crying dog?

I have a puppy pitbul and all she does is cry when she's in her crate. Nothing that I've tried works to get her to stop. Will a bark control collar work for when she cries? is there another collar that I can get to help her to stop crying?

She needs love and cuddles. Yes, you could gag her with a collar however she is crying because she is frightened and lonely. An anti bark collar will make her more frightened.

Spend the next two days having rehearsals for bedtime and putting her in her cage, however she might be happy and more content if you allowed her to sleep in somewhere other than a cage. The following is how to resolve the crying problems, unfortunately it refers to a male dog as this is pasted from my archives.

If you were a baby and had been taken from your mother and left alone, you would cry all night. He has been left alone in a strange place; he is frightened, confused and miserable. There are lots of adult dogs who suffer all of their lives from separation anxiety; some of these dogs belong to the people who will tell you just to let your puppy cry. Please don’t listen and don’t leave him to cry, it's easy to resolve this and its kind.

Try this, it will work and both you and your puppy will have good nights sleep,
Spend the first two days of his life with you by conning him and having rehearsals for bedtime.
After he has been fed and CARRIED out to the garden for his pees and poos, let him wander around the garden, then put him in a room on his own with a comfortable bed. Close the door and then immediately go back into the room and IGNORE HIM. Spend a minute or two cleaning your work tops if he is in the kitchen, or pretending to be occupied with something else. Walk out again and close the door and walk back in again immediately. Keep doing this over and over again. Eventually you can leave a short gap before you go back into the kitchen, when you know that he is asleep you can stop doing this.

You must listen for him waking up and you MUST GET TO HIM BEFORE HE CRIES. Pick him up and CARRY him into the garden.

Play with him and let him explore the garden. If it's time for another meal, give him this and take him out again, because he will want another pee. (Always praise your dog profusely when he pees or poos outside). Then put him into his bed, close the door to his room and start doing the door thing over and over again.

This is time consuming, however it works. By the end of day one he will have been put to bed several times and he will think that you are just on the other side of the door. Continue doing this for a couple of days and he will grow up without Separation Anxiety and he will stop crying at night. My dogs have never had Separation Anxiety; I think that they think that I never leave the house. Nevertheless I sleep downstairs for the first two nights.

I have given this advice to several people and it has worked very quickly, I know this because I have had emails from them.
